Job Summary:
The Property Manager is responsible for the overall management, profitability, and operational performance of one or more residential or commercial properties. This role ensures the property is maintained in excellent condition, occupancy is maximized, and residents or tenants receive outstanding service. The Property Manager leads the onsite team, oversees leasing and maintenance functions, manages budgets, and ensures compliance with all laws and company policies.
Key Responsibilities:
- Oversee day-to-day operations of the property, including leasing, maintenance, tenant relations, and administrative functions.
- Develop and implement strategies to maximize occupancy and rental income.
- Hire, train, and supervise onsite staff including leasing professionals, maintenance technicians, and assistants.
- Ensure timely rent collection, enforce lease terms, and oversee eviction proceedings when necessary.
- Prepare annual operating budgets and monthly financial reports, monitor expenses, and control costs.
- Manage vendor relationships, negotiate service contracts, and ensure timely completion of maintenance and capital projects.
- Maintain accurate property records including leases, renewals, service requests, inspections, and compliance documents.
- Ensure all operations comply with local, state, and federal laws including Fair Housing and landlord-tenant regulations.
- Address tenant/resident issues promptly and professionally, promoting high levels of satisfaction and retention.
- Conduct regular inspections of units and common areas to ensure a clean, safe, and well-maintained environment.
- In some states may need to obtain a Real Estate License.
- Always represent the company in a professional manner and maintain positive community and industry relationships.
Qualifications:
- Bachelor's degree in business administration, real estate, or related field preferred.
- 3-5+ years of experience in property management, including supervisory responsibility.
- Strong knowledge of property operations, leasing, budgeting, and maintenance coordination.
- Proficiency with property management software (e.g., Yardi) and Microsoft Office Suite.
- Excellent leadership, communication, and customer service skills.
- Working knowledge of landlord-tenant law, Fair Housing regulations, and building codes.
- Ability to prioritize tasks, manage time effectively, and solve problems independently.
- Certified Property Manager (CPM), Accredited Residential Manager (ARM), or similar certification is a plus.
- Valid driver's license and reliable transportation.
Physical Requirements:
- Ability to walk property grounds, including stairs and uneven surfaces.
- Ability to lift up to 25 lbs occasionally.
- Flexibility to work weekends or after-hours in emergencies.
