Facilities Project Controls Analyst
Location: South Plainfield, New Jersey (Hybrid, 3 days/week in-office, with site travel as needed)

Position Overview
CARIAN is seeking a Facilities Project Controls Analyst to support corporate real estate facilities construction projects. The role will focus on project controls, including planning, budgeting, forecasting, and variance analysis. The ideal candidate will have 3-5 years of experience as a Project Cost Engineer or Project Accountant , with a focus on supporting project delivery, financial tracking, reporting, and preparing executive presentations.
Responsibilities:
Assist in creating the annual Capital & O&M cost plan for facilities projects.
Manage month-end, quarter-end, and year-end closing processes, including variance analysis and journal entries.
Oversee invoice management for contractors, ensuring timely and accurate processing and reconciliation with project budgets.
Track and forecast project costs and monthly spend, providing regular updates to project teams and leadership.
Identify and mitigate risks related to project costs, schedule delays, and scope changes.
Prepare presentations and reports for project stakeholders.
Collaborate with internal teams, contractors, and clients to ensure all project deliverables meet quality, timeline, and cost expectations.
Identify opportunities for cost savings and project efficiency through financial analysis.
Track and report project performance, ensuring alignment with schedules and budgets.
Ensure adherence to company standards, industry regulations, and safety protocols in all project documentation and execution.
Coordinate with contractors and internal teams to ensure project scope, cost, and timeline adherence.
Support ad-hoc reporting and analysis for decision-making.
Qualifications:
Bachelor’s degree in Finance, Accounting, Engineering, or related field.
3-5 years of experience as a Project Cost Engineer, Project Accountant, or similar role, with facilities or capital project experience.
Strong proficiency in Excel and financial systems.
Ability to prepare and present executive-level presentations.
Strong analytical, business, and communication skills.
Excellent planning, organization, and problem-solving abilities.
Familiarity with PMI project management processes.
Desired (Not Required):
Experience with SAP planning tools, models, and processes.
Primavera P6 scheduling software proficiency.
CAPM or PMP Certification.
