Job Summary:
The Regional Property Manager (RPM) is responsible for the strategic and operational oversight of a portfolio of properties within a designated region. This leadership role ensures each property operates efficiently, meets financial targets, complies with company policies and legal regulations, and maintains high standards of resident/tenant satisfaction. The RPM directly supervises Property Managers and supports their teams in leasing, maintenance, budgeting, and team development.
Key Responsibilities:
- Oversee the performance of multiple properties in a designated region, ensuring operational excellence, occupancy goals, and financial objectives are met.
- Hire, train, mentor, and evaluate on-site Property Managers and their teams.
- Provide regular coaching and guidance on leasing, resident retention, maintenance, collections, and customer service standards.
- Analyze property performance and financial data; identify trends, variances, and opportunities for improvement.
- Prepare and manage annual budgets for each property; monitor expenses and implement cost control measures.
- Conduct regular site visits to ensure compliance with company standards, policies, safety protocols, and property conditions.
- Collaborate with marketing teams to develop and implement regional leasing strategies and campaigns.
- Ensure legal compliance with landlord-tenant laws, Fair Housing, and local building codes.
- Coordinate capital improvement projects and approve vendor contracts within company guidelines.
- Serve as the main point of escalation for tenant/resident concerns and resolve complex issues.
- Support company initiatives, system rollouts, and policy implementations across the region.
- Produce monthly and quarterly reports on portfolio performance for senior leadership.
- Foster a positive working relationship with Asset Management and Investors.
- Always represent the company in a professional manner and maintain positive community and industry relationships.
Qualifications:
- Bachelor's degree in business, real estate, or a related field required; advanced degree or certifications (e.g., CPM®, ARM®, CAM®) preferred.
- 5-7+ years of progressive experience in property management, including at least 2 years in a multi-site or regional role.
- Strong knowledge of property operations, leasing, financial reporting, budgeting, maintenance management, and regulatory compliance.
- Proficiency with property management systems (e.g., Yardi, AppFolio, RealPage) and Microsoft Office Suite.
- Excellent leadership, communication, analytical, and organizational skills.
- Proven ability to manage teams across multiple locations and drive results.
- Valid driver's license and willingness to travel frequently within the assigned region.
Physical Requirements:
- Ability to travel between properties regularly and conduct physical inspections.
- Ability to occasionally lift up to 25 lbs and walk properties, including stairways and grounds.
