Director of Maintenance & Construction
Position Summary
The Director of Maintenance & Construction is responsible for the strategic leadership, planning, budgeting, execution, and oversight of all facility maintenance, capital improvement, renovation, and construction projects. This role ensures that company facilities are safe, functional, cost-effective, and aligned with operational objectives. The Director serves as a key liaison among executive leadership, operations, contractors, consultants, and stakeholders, ensuring clear communication and successful project delivery within established budgets and timelines.
Key Responsibilities
Leadership & Communication
· Provide leadership and direction for maintenance, facilities, and construction teams.
· Serve as the primary point of contact between executive leadership, operations, vendors, contractors, architects, engineers, and regulatory agencies.
· Communicate project status, risks, timelines, and budget performance to senior management.
· Foster strong relationships with internal stakeholders to ensure facility needs and project expectations are understood and met.
· Lead meetings, presentations, and project reviews with cross-functional teams and external partners.
Project Management
· Develop and oversee annual and multi-year maintenance, construction, and capital improvement plans.
· Manage all phases of construction and renovation projects, including planning, design, bidding, execution, commissioning, and closeout.
· Establish project schedules, milestones, and performance metrics to ensure successful project completion.
· Monitor project progress and proactively address issues affecting schedule, quality, safety, or budget.
· Ensure compliance with applicable building codes, safety regulations, and company standards.
Capital Planning & Budget Management
· Develop, manage, and administer annual operating and capital expenditure (CapEx) budgets.
· Evaluate facility needs and prioritize capital improvement projects based on operational impact, risk, and return on investment.
· Track expenditures against approved budgets and provide regular financial reporting to executive leadership.
· Identify opportunities for cost savings, operational efficiencies, and asset lifecycle improvements.
· Ensure financial accountability across all maintenance and construction activities.
Proposal Review & Contract Administration
· Review, evaluate, negotiate, and approve proposals, bids, estimates, and contracts from contractors, consultants, and service providers.
· Ensure competitive bidding processes are followed and vendor selections align with organizational objectives.
· Analyze project scope, pricing, timelines, and contractual terms to ensure value and compliance.
· Manage vendor performance and maintain strong contractor relationships.
· Approve project change orders and monitor contract compliance throughout project execution.
Maintenance Operations
· Oversee preventive, predictive, and corrective maintenance programs.
· Establish standards and procedures to maximize facility reliability and asset performance.
· Monitor maintenance metrics and implement continuous improvement initiatives.
· Ensure facilities operate efficiently while maintaining a safe environment for employees, members, and customers.
Qualifications
· Bachelor's degree in Construction Management, Engineering, Facilities Management, Architecture, Business Administration, or related field preferred.
· 8–10+ years of progressive leadership experience in facilities management, maintenance, construction, or capital project management.
· Demonstrated experience managing large capital expenditure budgets and multiple concurrent projects.
· Strong knowledge of construction methods, building systems, project management principles, and contract administration.
· Proven ability to evaluate and approve proposals, manage vendors, and negotiate contracts.
· Excellent verbal, written, and presentation communication skills.
· Strong financial acumen and budget management experience.
· Proficiency with project management software, maintenance management systems, and Microsoft Office applications.
