About the Role:
The Maintenance Technician plays a crucial role in ensuring the functionality and safety of properties within the real estate and rental industry. This position is responsible for performing routine maintenance and repairs on various systems, including plumbing, electrical, and mechanical systems, to enhance the overall tenant experience. The technician will also be tasked with diagnosing issues and implementing effective solutions to prevent future problems. By maintaining high standards of property upkeep, the Maintenance Technician contributes to tenant satisfaction and retention. Ultimately, this role is vital in preserving the value and integrity of the properties managed by the organization.
Minimum Qualifications:
- High school diploma or equivalent.
- Proven experience as a maintenance technician or similar role.
- Strong knowledge of plumbing, electrical, and mechanical systems.
Preferred Qualifications:
- Certification in HVAC, plumbing, or electrical work.
- Experience in a property management or real estate environment.
- Basic computer skills for record-keeping and communication.
Responsibilities:
- Conduct regular inspections of properties to identify maintenance needs and safety hazards.
- Perform repairs and maintenance on plumbing, electrical, and mechanical systems as required.
- Install and repair drywall, carpentry, and other structural components to ensure property aesthetics and functionality.
- Respond promptly to maintenance requests from tenants and address issues in a timely manner.
- Maintain accurate records of maintenance activities and inventory of supplies and equipment.
- Must be willing to take on-call and work weekends as needed.
Skills:
The required skills of plumbing, electrical wiring, and mechanical repair are essential for diagnosing and resolving issues that arise in properties. Precision measuring is utilized to ensure that installations and repairs meet safety and quality standards. Carpentry skills are applied in maintaining and enhancing the structural integrity of buildings, while drywall expertise ensures that aesthetic aspects are also addressed. Climbing ladders is often necessary for accessing high areas during maintenance tasks, ensuring that all aspects of the property are well-maintained. Effective communication skills, including the ability to talk and hear, are vital for interacting with tenants and understanding their maintenance needs.
