Job Summary:
The Maintenance Manager oversees all aspects of property maintenance operations to ensure that properties are safe, well-maintained, and operating efficiently. This includes supervising maintenance staff, coordinating vendor services, planning preventive maintenance schedules, managing maintenance budgets, and ensuring compliance with safety and building codes across the property portfolio.
Key Responsibilities:
- Supervise and schedule maintenance team members and external contractors for repairs, installations, and preventive maintenance across all managed properties.
- Perform routine inspections of buildings, grounds, and equipment to identify maintenance needs.
- Ensure timely resolution of tenant maintenance requests and work orders while maintaining high customer satisfaction.
- Develop and implement preventive maintenance programs to minimize downtime and extend asset lifespan.
- Maintain inventory of maintenance supplies, tools, and equipment; place orders as needed.
- Handle turnover of apartments to prepare for a new resident.
- Monitor maintenance budget and report variances to property management leadership.
- Ensure compliance with OSHA regulations, building codes, and company safety policies.
- Coordinate and oversee renovations, capital improvements, and seasonal maintenance projects.
- Assist in hiring, training, and performance evaluations of maintenance staff.
- Maintain accurate records of maintenance activities, inspections, repairs, and equipment warranties.
Qualifications:
- High school diploma or GED required; technical certification or associate degree in building systems or related field preferred.
- 5+ years of experience in property maintenance, facilities management, or related field; 2+ years in a supervisory or managerial role.
- Strong knowledge of plumbing, HVAC, electrical, carpentry, and general building systems.
- Ability to read and interpret technical manuals, blueprints, and maintenance documents.
- Strong leadership, communication, and organizational skills.
- Proficient with work order systems and maintenance scheduling software (e.g., Yardi)..
- Valid driver's license and reliable transportation.
- Ability to respond to emergency calls outside of normal business hours.
Physical Requirements:
- Ability to lift up to 50 lbs.
- Frequent standing, walking, bending, and climbing ladders.
- Ability to work in varied weather conditions.
