Job Summary:

The Maintenance Technician is responsible for the general upkeep, repair, and maintenance of residential and/or commercial properties. This includes responding to service requests, performing preventative maintenance, and ensuring the physical condition of the property meets safety and quality standards.

Key Responsibilities:

• Respond promptly to service requests and complete work orders efficiently and professionally.
• Perform routine maintenance and repairs on building systems, including HVAC, plumbing, electrical, carpentry, and appliances.
• Conduct regular property inspections to identify and address maintenance needs.
• Assist with unit turnovers, including painting, minor repairs, and cleaning to prepare spaces for new tenants.
• Maintain grounds and common areas, including landscaping, snow removal, trash removal, and seasonal upkeep.
• Ensure tools, equipment, and maintenance supplies are used and stored properly.
• Report any safety hazards, major repair needs, or code violations to management.
• Maintain accurate records of work performed, including time, materials used, and completed work orders.
• Follow all safety policies and procedures and ensure compliance with applicable codes and regulations.
• Provide emergency maintenance coverage on a rotating on-call basis.

Qualifications:

• High school diploma or GED required.
• 2+ years of experience in general maintenance or a related field, preferably in property management.
• Strong knowledge of basic maintenance trades, including HVAC, electrical, plumbing, and carpentry.
• Ability to use hand and power tools safely and effectively.
• Good communication and interpersonal skills.
• Ability to work independently and prioritize tasks in a fast-paced environment.
• Proficiency with maintenance software or willingness to learn (e.g., Yardi).
• Valid driver's license and reliable transportation.
• Availability for after-hours and weekend emergency calls as needed.

Physical Requirements:

• Ability to lift 50+ lbs, climb ladders, and work in confined spaces.
• Frequent walking, standing, bending, and manual labor.
• Ability to work in indoor and outdoor environments and varying weather conditions.
