VP of Site Selection, 2 Hour Learning (Remote) - $400,000/year USD

This role positions you as the deal-maker powering the expansion of America's fastest-growing private school network.

You will source properties, execute lease negotiations, and oversee broker channels spanning multiple cities, property types, and campus formats—ranging from 25 to 1000 students—with exceptional speed and accuracy. This is not a task management position. You will independently identify, evaluate, and finalize site acquisitions across diverse asset classes, exercising genuine authority without organizational roadblocks.

You will enable campus openings by securing premium locations and finalizing leases with dependability, velocity, and scale. The organization requires a professional capable of rendering go/no-go decisions on a weekly basis, finalizing transactions in days rather than weeks, and mobilizing broker ecosystems to generate vetted opportunities. You will leverage AI-driven tools to surpass conventional real estate operations.

What You Will Be Doing

• Establish and iteratively refine site feasibility frameworks addressing zoning requirements, permitting processes, square footage parameters, demographic profiles, brand alignment, and regulatory exposure, then convert these into AI-compatible formats that support automated filtering and evaluation
• Render authoritative go/no-go determinations on prospective sites on a weekly cadence, informed by research delivered by individual contributors and brokers, advancing the pipeline with transparent reasoning tied to feasibility standards
• Directly negotiate term sheets, letters of intent, and lease amendments through to execution, optimizing for speed, risk mitigation, and financial efficiency, while employing AI tools to identify clause-level liabilities and expedite legal diligence
• Create detailed materials and conduct regular communications to engage brokers, developers, and investors. Deploy AI to produce tailored briefings at scale that generate qualified transaction pipelines

What You Won’t Be Doing

• Overseeing a sizable team or assigning transaction execution to subordinates
• Prioritizing extended strategic planning over immediate weekly achievements and live execution
• Facilitating transactions without direct accountability from initial prospect identification through signed lease documentation

VP Of Site Selection Key Responsibilities

Take full ownership of the campus site acquisition pipeline from beginning to end, encompassing the definition of feasibility standards and management of broker networks through to personally finalizing leases that dictate our pace and geography of growth.

Basic Requirements

• 5+ years of experience directing multi-location real estate growth or site acquisition initiatives
• Personal track record of closing a minimum of 25 commercial real estate transactions, including leases and/or acquisitions, with direct control over deal structuring and execution
• Proven ownership of transaction results, not merely coordination or supervisory involvement
• Current, regular use of AI technologies in daily operations (e.g., GPT, contract clause analysis, research automation, tracking systems)
• Capability to rapidly evaluate site feasibility through zoning, permitting, and regulatory analysis
• Proficiency in applying AI tools for research tasks, content drafting, and document examination
• Located in the U.S. and available to travel up to 25%
• Legally authorized for U.S. employment without need for sponsorship

Nice-to-have Requirements

• History in franchise growth strategies or multi-unit retail deployment
• Track record of creating or substantially enhancing scalable site selection methodologies
• Established ability to assess lease versus purchase trade-offs and navigate toward the optimal structure for each location

Working with us

This is a full-time (40 hours per week), long-term position. The position is immediately available and requires entering into an independent contractor agreement with Crossover as a Contractor of Record. The compensation level for this role is $200 USD/hour, which equates to $400,000 USD/year assuming 40 hours per week and 50 weeks per year. The payment period is weekly.
